NOTICE IS  HEREBY  GIVEN  THAT  THE  PLANNING  AND  ZONING COMMISSION AND THE CAPITAL IMPACT ADVISORY COMMITTEE OF THE CITY OF FATE WILL HOLD A JOINT MEETING AT 5:00 P.M. ON THURSDAY, NOVEMBER 16, 2017, AT THE FATE CITY HALL, LOCATED AT 1900 CD BOREN PARKWAY, FATE, TEXAS, FOR THE FOLLOWING PURPOSES:

NOTICE is hereby given that the City Council may be in attendance at the Planning and Zoning Commission and Capital Impact Advisory Committee Joint Meeting NOVEMBER 16, 2017 being held at the Fate City Hall, 1900 CD Boren Parkway, Fate, Texas.

Discuss, consider, and take any necessary action regarding approval of minutes of the Planning and Zoning Commission meeting held October 19, 2017.

B.

Discuss, consider, and take any necessary action regarding a Zoning Request submitted by VMW Properties, LP and Michael Coker to zone 17.509 acres from Planned Development District with Neighborhood Commercial uses to Highway Commercial District and Industrial District and to also zone approximately 1.98 acres from Agricultural District to Highway Commercial District, said property being generally located at the southwest corner of the Rochelle Rd. and IH30 service road intersection, commonly known as 4282 E. IH30, Rockwall CAD Property ID 66049. Case ZR-17-009. (1) Staff report and presentation; (2) Applicant presentation; (3) Public Hearing; (4) Discuss, consider, and take any necessary action.

Discuss, consider, and take any necessary action regarding Amendments to the Unified Development Ordinance, “Article IV – Use Standards” modifying the building design standards and requirements of accessory buildings. E.

Discuss, consider, and take any necessary action regarding a Concept Plan submitted by Frank Irrevocable Trust and PNC Partners Ltd. for a technical school campus with student housing and mixed uses authorized by the RMU district, said property being located on the north side of IH30 on both the east and west sides of the E. F.

Discuss, consider, and take any necessary action regarding a Zoning Request made by the City of Fate to zone 0.846 acres from Agricultural District to Highway Commercial District property located on the north side of IH30 approximately 2,225 feet west of the Ben Payne Rd. and IH30 service road intersection, commonly known as 2415 W IH30, Rockwall CAD Property ID 11179. G.

Discuss, consider, and take any necessary action regarding a Zoning Request made by the City of Fate to zone 3.96 acres from Agricultural District to Highway Commercial District property located on the north side of IH30 approximately 1,925 feet west of the Ben Payne Rd. and IH30 service road intersection, commonly known as 2425 W IH30, Rockwall CAD Property ID 11197. Case ZR-17-014. (1) Staff report and presentation; (2) Public Hearing; (3) Discuss, consider, and take any necessary action.

H.

Discuss, consider, and take any necessary action regarding approval of a Preliminary Plat for 608 residential lots in the Woodcreek Subdivision, Phases 9B, 9C2, 9C3, 9D1, and 9D2, containing 137.654 acres located in the J. McKinney Survey, Abstract No. 151, City of Fate, Rockwall County, Texas. Applicant: Southstar Development Partners, Inc. Case #PP-17-003.

Discuss, consider, and take any necessary action regarding moving the regularly scheduled January 2018 meeting from the 18th to the 11th.

Planning and Zoning Commission Adjournment

In addition to any executive session already listed above, the Planning and Zoning Commission and the Capital Impact Advisory Committee of the City of Fate reserves the right to adjourn into executive session at any time during the course of this meeting to discuss any of the matters listed above, as authorized by Texas Government Code for the following purposes:
