The area that is the subject of this Zoning Application is commonly known as the Glory Center and is described as 3023 E. Interstate 30, Suites A thru D and Suites G, H, J, K, L, M, N, and Q, Rockwall CAD Property ID’s 63599 thru 63602, 63605 thru 63606, 63608 thru 63612, and 63614. Case ZR-18-011. Discuss, consider, and take any necessary action regarding a Zoning Application submitted by Zack Amick and Rock Mac LTD to zone 8.8-acres from Highway Commercial Zoning District to Planned Development District for amended highway commercial zoning district regulations. The area that is the subject of this Zoning Application is commonly known as McClain’s RV and is described as 2505 W. IH30, Rockwall CAD Property ID’s 11177 and 11221. Case ZR-18-019. C.

Discuss, consider, and take any necessary action regarding a Concept Plan Application submitted by Zack Amick and Rock Mac LTD for an 8.8-acre concept plan for large vehicle sales and service. The area that is the subject of this Concept Plan Application is commonly known as McClain’s RV and is described as 2505 W. IH30, Rockwall CAD Property ID’s 11177 and 11221. Case CP-18-002. D.

No discussion or action to be taken – this item is tabled to the September 20, 2018 Planning & Zoning Commission meeting.

F.

Discuss, consider, consider and take any necessary action regarding an ordinance amending the Unified Development Ordinance, Chapter 36, ‘Article IV – Use Standards’ and ‘Article XII – Definitions’, establishing and defining a new use to be entitled “Alcoholic Beverage Sales (as a primary use, includes beer and wine sales as accessory use)” and designating zoning districts in which Alcohol Sales may be authorized. (1) Staff report and presentation; (2) Public Hearing; (3) Discuss, consider, and take any necessary action.

G.

Discuss an ordinance amending the Unified Development Ordinance, Chapter 36, ‘Article X – Park Dedication and Development’, to clarify when park development fee credits may be given and to specify that park development fee credits shall be allocated based on the park fee category.

No action to be taken – this item was errantly published for P&Z consideration. This item will be discussed, considered, and necessary action taken at the September 4, 2018 City Council meeting as published.

In addition to any executive session already listed above, the Planning and Zoning Commission of the City of Fate reserves the right to adjourn into executive session at any time during the course of this meeting to discuss any of the matters listed above, as authorized by Texas Government Code for the following purposes:
