NOTICE IS  HEREBY  GIVEN  THAT  THE  PLANNING  AND  ZONING COMMISSION OF THE CITY OF FATE WILL HOLD A MEETING AT 6:00 P.M. ON THURSDAY, APRIL 19, 2018, AT THE FATE CITY HALL, LOCATED AT 1900 CD BOREN PARKWAY, FATE, TEXAS, FOR THE FOLLOWING PURPOSES:

NOTICE is hereby given that the City Council may be in attendance at the Planning and Zoning Commission Meeting APRIL 19, 2018 being held at the Fate City Hall, 1900 CD Boren Parkway, Fate, Texas.

Discuss, consider, and take any necessary action regarding approval of a Final Plat for 1 commercial lot known as the Nelson’s Fireworks Subdivision, containing 1.713 acres located in the R.B. Irvine Survey, Abstract No. 120, City of Fate, Rockwall County, Texas. Applicant: Randy Nelson. Case #FP-17-011.

Discuss, consider, and take any necessary action regarding a Zoning Request submitted by The Fate 231 Investment Land, LLC and The Fate 54 Investment, LLC to zone 285 acres located between Ben Payne Road and FM 3549, south of N. Country Lane (Rockwall CAD Property IDs 10490, 10491, 10492, 12106, 10493, and 10496), from Agricultural District to Planned Development District for R-2 Residential Suburban Density 2, R-3 Residential Urban Density 3, R-4 Residential Urban Density 4 and “High Density Residential” uses and additional development standards. Case ZR-17-011.

No discussion or action to be taken – this item is tabled to the May 17, 2018 Planning & Zoning Commission meeting.

Discuss, consider, and take any necessary action regarding a Concept Plan application submitted by The Fate 231 Investment Land, LLC and The Fate 54 Investment, LLC to zone 285 acres located between Ben Payne Road and FM 3549, south of N. Country Lane (Rockwall CAD Property IDs 10490, 10491, 10492, 12106, 10493, and 10496), for a Planned Development Zoning District with R-2 Residential Suburban Density 2, R-3 Residential Urban Density 3, R-4 Residential Urban Density 4 and “High Density Residential” uses and additional development standards. Case CP-17-002.

Discuss, consider, and take any necessary action regarding a zoning application initiated by the City of Fate to zone 2.00 acres from Agricultural District to Highway Commercial District. The area that is the subject of this Zoning Application is commonly known as 2435 W. IH30, Rockwall CAD Property ID 11220. Case ZR-18-004. (1) Staff report and presentation; (2) Public Hearing; (3) Discuss, consider, and take any necessary action.

D.

Discuss, consider, and take any necessary action regarding a zoning application initiated by the City of Fate to zone 10.00 acres from Agricultural District to Highway Commercial District. The area that is the subject of this Zoning Application is described as the property located at the northwest corner of IH30 and Ben Payne, Rockwall CAD Property ID 11199. Case ZR-18-009. (1) Staff report and presentation; (2) Public Hearing; (3) Discuss, consider, and take any necessary action.

Discuss, consider, and take any necessary action regarding a zoning application initiated by the City of Fate to zone 8.8 acres from Agricultural District to Highway Commercial District. The area that is the subject of this Zoning Application is commonly known as 2505 W. IH30, Rockwall CAD Property ID’s 11177 and 11221. Case ZR-18-012. (1) Staff report and presentation; (2) Public Hearing; (3) Discuss, consider, and take any necessary action.

F.

Discuss, consider, and take any necessary action regarding a zoning application initiated by the City of Fate to zone approximately 11.3 acres from Agricultural District to Industrial District to construct an electrical utility substation and communications tower on property located on the east side of Blackland Rd. approximately 1,300 feet south of the Blackland Rd. and Hightower Ln. intersection, with said property being located just north of an existing electrical utility substation, Rockwall CAD Property ID’s 32030, 46027, and 32028. Case ZR-18-013. (1) Staff report and presentation; (2) Public Hearing; (3) Discuss, consider, and take any necessary action.

G.

Discuss, consider, and take any necessary action regarding an application submitted by Oncor Electric Delivery to obtain a Special Use Permit to construct an electrical utility substation and communications tower on property located on the east side of Blackland Rd. approximately 1,300 feet south of the Blackland Rd. and Hightower Ln. intersection, with said property being located just north of an existing electrical utility substation, Rockwall CAD Property ID’s 32030, 46027, and 32028. Case SUP-18-004. (1) Staff report and presentation; (2) Applicant Presentation; (3) Public Hearing; (4) Discuss, consider, and take any necessary action.

Adjournment

In addition to any executive session already listed above, the Planning and Zoning Commission of the City of Fate reserves the right to adjourn into executive session at any time during the course of this meeting to discuss any of the matters listed above, as authorized by Texas Government Code for the following purposes:
